  • Educated Buyers - First time buyers are the most vulnerable to making costly mistakes. From selecting the right house to choosing the correct essential services in order to have a successful and satisfying real estate experience. Please remember that a Realtor is human and collecting a commission can possibly hurt your financial interests. It is important for you to be well informed.

  • Real Estate Services - Decisions are not final after you have signed the contracts for the purchase of your dream home. Real Estate Agencies and Agents are encroaching on other essential real estate services in the industry today. There are many Realtors and Agencies who have monetary interest in Mortgage Companies, Title/Settlement Companies, Insurance Companies, Inspection Companies, Home Improvement/New Home Builders and so on. How can that be? The state allows the Realtors to enjoy profit in almost every facet of the entire real estate transaction. Realtors lobby heavily at the state and federal level to protect their own interests. Many buyers after signing the contract are too emotional and distracted to select independent home services on their own accord. One nice trick is on the sales contract. Once a buyer signs a contract in most cases the buyer(s) gives automatic approval for the Realtor to select a title company to close for them. Guess what? The Realtor will forward the paper work to his/her company therefore assuring added income right from the start.

    How can a Real Estate Agency not have a conflict of interest when they collect a commission, receive income from the title company, receive possible income from your mortgage, and other vital services?   • Getting Pre-approved to Purchase Your House - This is very important prior to finding your house. If you understand how much of a house you can afford it will allow you to not waste your valuable time. Understanding your credit report is also very important. Today's interest rates and terms revolve around a persons credit score. A good Mortgage Originator will explain this in detail. The mortgage business can be a daunting experience. All Mortgage Brokers are not the same. It is very easy for a Mortgage Company to work with a buyer(s) with a credit score of 700 plus. They are not the majority. Many buyers today need the right program to enhance their purchase to buy a larger house or just follow their dream to own a house of their own. Getting pre-qualified will allow the buyer(s) a stronger position when finally presenting a signed contract to the seller.   • Title Insurance/Settlement Company - This process is necessary in order to close on your new property. The Title Insurance is required in your mortgage agreement in order to insure against any judgments or liens that may be on the property unknowingly after you take possession of the property. This insurance protects your interest at anytime a discrepancy is found. The Title Company, which the buyer has the sole right to hire, will search for any encumbrances. Liens could be in the form of Sellers Mortgage(s) holders, Tax Liens, and Judgments. This search is necessary in order for the title insurance to be issued. The Settlement Company holds the closing and prepares all the necessary documents in order to close. Essential Services

  • Realtor Representation - Realtor's do offer Buyer's Agency. That contract states that the agent will protect your interests. The protection is in the form of pre-qualifying ( A Mortgage Broker here at FSWSP can do that), negotiate the price of the property, etc. If you sign a Buyers Agency agreement it means (up to a 12 month period) that you can only buy through that agent. If you find a FSWSP house, Independent FSBO, or even a relative's house YOU MUST PAY THAT AGENT A COMMISSION OUT OF YOUR OWN POCKET. In some cases even if you attend an Open House and you want the house that agent must write up a sales agreement for you. This method can also cause delays and possibly that time wasted will cause you to lose the house.

    We speak to many people who regret that they have signed a Buyer's Agency Contract. In fact a lot of sales at FSWSP result from a FSWSP buyer who has signed a Buyer's Agency. In FSWSP's case THE BUYER PAYS a commission out of their own pocket to their real estate agent and the FSWSP seller DOES NOT PAY A CENT! Think twice before you sign a Buyer's Agency you may regret it and it can be very costly. If you feel pressured signing a Buyer's Agency with an agent be firm and do not do something that is not right for you. Most real estate agents want control over the entire selling, lending and closing process. Remember being informed is your best weapon.

  • Interviewing Realtors - It is important to ask questions before venturing out to look for properties with a Realtor. The Realtor should provide you with the option to select Buyer Representation or is he or she acting as a sub agent for the seller.

  • Inspections -You may as a buyer elect to have a house inspection. This is the sole choice of the buyer and is not required by any mortgage company. Please remember there are no perfect houses.
